LANDTECH SURVEYING & PLANNING, P.L.L.C. became an independent company in the spring of 2003. John Sciarabba, President and C.E.O., decided to focus his expertise and skills into creating a company that could offer a myriad of services to local development projects while still offering strong relationships with his clients.
John brings with him 20 years of experience that include surveying, civil engineering, project management, and business development. His work has encompassed all sectors with varying degrees of applications.
The firm currently specializes in surveying, civil engineering services, site planning, feasibility studies, and drafting services.

Land Surveying
Many of our surveying projects emerge as subcontracting for engineering firms. With our extensive background in both disciplines of surveying and civil engineering, other firms retain us to provide surveying services for their in-house projects. Commercial Site Plans
Commercial site plans include the design and approval for businesses such as restaurants, professional office buildings, parking lot layouts and other design services typical for commercial development.

Residential Site Plans and Subdivisions
This aspect of design services caters to the specific needs of a client who wants to develop a piece of property. These projects range from designing and obtaining approval for a single-family residence, to planning a dream home on a five-acre lot, to creating subdivisions that encompass numerous lots in the higher market.
Topographic Surveys
These surveys depict the terrain of the site on a vertical scale. The surveys are required when submitting to local approval agencies and are used to site natural, utility, and structural locations.

Project Management
Our project management services offer complete professional administration from the beginning to the end of each project. We have the capacity to assist in selecting professionals to collaborate on a project, supervise their products, while also moving the process along to ensure its expediency and ultimate approvals. This service also enables our company to keep to the schedules desired by the client and give them a direct contact to any and all components of the project.
Feasibility Studies
Feasibility Studies are intended to outline and identify all positive and negative aspects of the property zoning and utility services to see if the site meets the requirements for the project. These services assist the client in the inception of the project by determining cost projections. These services can also extend into creating a scope for the project, identifying possibilities for appropriate development for the location, considering all zoning and site issues.
Drafting & Rendering
Our in-house drafting department is compatible with AutoCAD. LandTech’s standards and output quality are second to none. In addition, we have the capacity to render drawings for planning and zoning board presentations. We also offer digital photography and photo enhancement when required from local approval agencies.
Zoning Variance Approvals
When a client wants to develop a piece of property in a manner that does not meet town codes, the client is required to obtain approval from the Zoning Board of Appeals. Due to our intimate knowledge of land development and town code polices, we are often retained to represent our clients.
Elevation Certificate/Flood Plane Studies
Many homeowners are required to pay flood insurance on their home. Although their home may be located in a flood zone, the actual structure may be at an elevation that is higher than the flood plane. We can prepare an Elevation Certificate that is recognized by FEMA and all local municipalities in order to rectify the situation.
Percolation and Deep Holes Testing
During the subdivision process of undeveloped land, a town may require that the proposed lots have approved perk tests completed on them. LandTech will complete all preliminary and final testing with the Health Department.
Volume Analyses
When buying or selling top soil or other goods, it is important to know what one is paying for. Our accurate surveying and modeling procedures will calculate the cubic yards needed.
